How is it possible that I can buy a home for ZERO Down
and what are the Qualifications? The Financial
Group LLC will sell you the property with seller financing in place.
That allows you to purchase the house with zero down, After the
house is remodeled you then perform a "No Seasoning Rate &
Term Refinance" which takes roughly 30 days. The buyer will
need a 650 credit score and documented income. Are
these houses in good condition? Yes, every house
will be in excellent, rentable condition – with a tenant already
waiting. These houses are fully remodeled and updated to code.
Will I get to inspect the property before I decide to purchase?
Yes, we will set an appointment at the property
before we close. We can walk through the property with you and explain
the remodel process and what will be done to the property. If you
decide you would like to order a professional home inspection report,
you are welcome to make separate arrangements for one.
How do I know I am buying the property at a true 65-75% of value?
The lender will order an appraisal from one of their approved
appraisal companies, and you will refinance 65-75% of that appraised
value.
Does The Financial Group, LLC screen tenants? Yes,
we require a rental application to be completed by the tenants.
We then process the application by doing a credit check and verifying
all references. As a one-time administrative fee we will keep the
security deposit we acquire from the tenant. However the deposit
is reimbursed should the tenants vacate the property within the
first three months.
What if the tenant just leaves after I buy the property?
This rarely happens, but should it occur, The Financial Group,
LLC will guarantee the rent for 3 months after the purchase. If
the tenant moves out before the 3rd month following your purchase
of the property, we will pay you for that lost rent during those
first 3 months. You also get to keep the tenant’s security
deposit.
How do I get started? First, you will want to
get pre-qualified to participate in the program. Typically you will
need a FICO score of 650 or better, along with documented income.
